Tamil Nadu RERA rejects use of private experts for project reviews

The authority stated its project division has sufficient experienced staff to examine planning and building-permission applications without external professional help.

The Tamil Nadu Real Estate Regulatory Authority has declined a proposal to hire private professionals to check planning and building-permission applications, according to Urban Acres.

The authority said its project division already employs staff and officers with technical expertise and experience from departments that grant such permissions. It maintained that bringing in private experts to scrutinise applications is unnecessary.

This decision follows a report suggesting private professionals could verify project documents to address delays in registering apartment housing projects. Such registrations require land, infrastructure, and planning records.

The authority stated that delays are not only due to internal scrutiny. It noted that some applications are incomplete, while others have discrepancies between approved land measurements and land documents.

Insufficient documentation regarding infrastructure facilities was also cited as a reason for delays in examining applications. The authority said it is working to make application-review procedures faster and simpler.

The statement did not provide a specific date for these improvements, nor did it mention a number of pending applications or an average processing time.
