Tamil Nadu RERA rejects use of private experts for project reviews
The authority stated its own project division possesses the necessary technical staff and departmental experience to examine building-permission applications.
The Tamil Nadu Real Estate Regulatory Authority has declined a proposal to hire private professionals to review planning and building-permission applications, according to Urban Acres.
The authority said its project division already employs staff and officers with relevant technical knowledge and experience from departments that grant such permissions. It maintained there is no requirement to involve private experts to scrutinise applications.
This decision follows a report suggesting private professionals could verify project documents to address delays in registering apartment housing projects. Such registrations require applicants to submit land, planning, and infrastructure records.
The authority stated that delays are not caused only by internal scrutiny. It noted that some applications are incomplete or contain discrepancies between approved land measurements and land documents.
The authority also identified insufficient documentation regarding infrastructure facilities as a reason for delays in examining certain applications. It said these inconsistencies often require additional documentation or clarification.
While the authority is taking steps to simplify and accelerate review procedures, it did not provide a date for these improvements. It also noted that such a practice of using private professionals is not followed in any other state.
