Aadhaar verification mandatory for Maharashtra property registration from November 4

The Registration and Stamps Department has introduced mandatory Aadhaar-based authentication for all individuals involved in property document registration.

The Maharashtra Registration and Stamps Department has made Aadhaar verification mandatory for all persons involved in property document registration, according to reports by Pudhari – Pune and The Times of India. The new requirement, integrated into the I-SARITA 1.9 system, became effective on Wednesday, November 4.

The department has discontinued the previous option that allowed a witness or identifier to verify a person if Aadhaar authentication failed. Officials stated that the move aims to curb irregularities involving impersonators or fake individuals during the registration process.

The verification process includes fingerprint and iris scanning. As an additional option, the department has introduced online verification seeking entity (OVSE) through the official Aadhaar mobile application. This face-verification route is available for citizens facing biometric authentication difficulties.

To use the app-based verification, citizens must have a smartphone running Android 9 or later, or iOS 16 or later, with an active internet connection and a functioning camera. Users must complete Aadhaar-based registration, SIM verification, and face verification in the app before visiting the office.

Deputy IGR (IT) Abhay Mohite said a detailed video is being shared on the department's social media handle to assist citizens. The Aadhaar holder must be physically present with their own registered mobile phone and must be able to access the app using a six-digit passcode.

The verification process involves scanning a code generated at the registration office through the Aadhaar application. Officials have been instructed to obtain necessary consent from citizens during the authentication process.
