Housing sales rise 6 per cent in first nine months of 2026

Chennai and Bengaluru recorded the highest growth in residential sales while Mumbai and Pune saw minor declines, according to a JLL India report.

Housing sales across India's seven leading urban markets rose 6 per cent year-on-year to 214,562 units between January and September 2026, according to a report by real estate consultancy JLL India reported by Hindustan Times on November 5.

Chennai recorded the highest sales growth at 22 per cent, followed by Bengaluru at 18 per cent, Hyderabad at 16 per cent, and Delhi NCR at 8 per cent. Kolkata sales remained flat, while Mumbai and Pune reported drops of 1 per cent and 13 per cent respectively.

The recovery was driven by premium housing, with apartments priced at ₹1 crore and above growing 23 per cent year-on-year. This segment captured 72 per cent of total sales, up from 62 per cent a year earlier.

Demand in the ₹1.5–₹3.0 crore category grew 54 per cent year-on-year. Conversely, the mass housing segment for homes below ₹1 crore fell 23 per cent as buyer preferences shifted toward larger, higher-specification properties.

Capital values increased across the seven cities in the third quarter. Bengaluru saw the highest appreciation at 15 per cent, followed by Chennai at 12 per cent and Kolkata at 11 per cent.

Siva Krishnan, JLL India Senior Managing Director and Head of Residential Services, said the first nine months of 2026 confirmed a structural shift toward premium and larger homes. He noted that the ₹1.5–₹3.0 crore segment led momentum while mass housing demand moderated.
